The site presented a highly constrained development context and had been subject to significant resistance from the Local Planning Authority. Three previous planning applications had been refused, with the LPA maintaining that the site was only capable of accommodating a single dwelling. The land sits within a designated Conservation Area and forms part of the curtilage and setting of a significant listed building, further elevating the level of scrutiny applied to any proposed development. 
In addition to its heritage sensitivities, the site is surrounded by protected mature trees and is accessed via an existing highway arrangement that raised concerns around intensification and safety. Local opposition, alongside perceived enforcement issues, further complicated the planning process, requiring a carefully considered and robust design and justification to address each point of objection.

E3 Architecture developed a bespoke design solution that responded directly to the site’s constraints, landscape setting, and heritage context. The proposals carefully managed scale, massing, and siting to ensure that the development preserved the character and appearance of the Conservation Area while respecting the setting of the listed building. Detailed technical assessments and close engagement with planning officers were integral to building confidence in the scheme.
Following extensive negotiation and refinement, support was ultimately secured from the Local Planning Authority, resulting in planning approval for two substantial new-build dwellings, each exceeding 4,000 square feet. The project demonstrates E3 Architecture’s ability to unlock complex sites through strategic design thinking, detailed planning knowledge, and a measured approach to highly sensitive environments.
