The greenfield site occupies a highly sensitive and prominent position along Otley Road, surrounded by multiple conservation areas and forming a key visual gateway within its wider setting. Central to the site is a historic lodge house dating back to the early 1800s, originally built as the residence for the keeper of the Weetwood Reservoir, which now forms part of the Yorkshire Water treatment works. Despite its heritage value, the lodge has fallen into a significant state of disrepair and is at risk of long-term deterioration and potential loss.
E3 Architecture undertook a lengthy and complex planning process in response to the site’s numerous constraints and its designation as a sensitive heritage location. The Local Planning Authority expressed strong resistance to any development beyond the restoration of the existing lodge, citing concerns around landscape impact, conservation setting, and the principle of new build development on a greenfield site.
In response, E3 Architecture developed a carefully considered design strategy that placed the lodge at the heart of the proposals. A robust planning case was presented to justify both the sensitive extension of the existing lodge and the introduction of a new dwelling that would remain clearly subordinate in scale, massing, and visual prominence. The new building was designed to reference the lodge’s proportions, material palette, and rhythm, while adopting a contemporary architectural language appropriate to its setting.
The approved scheme secures the long-term restoration and viability of the historic lodge house while delivering two high-quality four-bedroom family homes. The project demonstrates how sensitive, design-led development can successfully balance heritage conservation with sustainable growth, ensuring that a vulnerable historic asset is preserved and enhanced within its landscape context for future generations.
