This project relates to a highly constrained greenfield site on Shadwell Lane, where the Local Planning Authority had consistently maintained that no form of residential development would ever be acceptable. The site had been subject to three previously refused planning applications, with concerns raised around character, landscape impact, heritage considerations, and perceived overdevelopment. Despite satisfying technical consultees on highways, trees, biodiversity, and landscape, the LPA’s position was that the land was fundamentally undevelopable.
E3 Architecture was appointed to rigorously reassess the site and pursue a strategy founded on detailed planning justification, policy analysis, and design restraint. Following a refused application, the scheme was taken to appeal, where the Inspector accepted that a carefully designed dwelling could be accommodated without causing unacceptable harm. The appeal was allowed, firmly establishing the principle of residential development on the site and acknowledging that the proposed modest, well-considered dwelling would sit comfortably within its context.
Building on the appeal decision, E3 Architecture secured planning approval for a bespoke, split-level four-bedroom dwelling, designed to respond directly to the site’s topography and constraints. The dwelling is set back in line with neighbouring properties, maintains generous separation distances, and retains the majority of the plot as undeveloped landscape. Its split-level form significantly reduces visual impact, while additional tree planting and sensitive landscaping further filter views from the street and protect the site’s character.
The final approved design demonstrates how persistence, technical expertise, and a deep understanding of planning policy can unlock sites previously considered impossible to develop. By working with the site’s constraints rather than against them, the scheme delivers a high-quality, contemporary family home that respects its surroundings while maximising the site’s potential.
