The proposal is for a new 5,500 square foot family dwelling located in North Leeds on designated Green Belt land. As such, the site was subject to a high level of planning scrutiny, with development tightly controlled to safeguard openness and the rural character of the surrounding landscape. A previous planning application had been refused on Green Belt grounds, establishing a challenging context that required a carefully considered and policy-led design response.
E3 Architecture developed a design that combines traditional country house proportions with a contemporary architectural language. The principal two-storey form is expressed in coursed rustic stone beneath a slate roof, drawing directly from local vernacular precedents to ensure the building sits comfortably within its rural setting. This traditional composition establishes a familiar and understated presence when viewed within the landscape.
Contrasting with this, a single-storey element is introduced as a distinctly contemporary form, constructed in ashlar masonry and articulated beneath a standing-seam zinc roof. This lower-lying volume accommodates the main open-plan living spaces, allowing generous internal accommodation to be achieved while maintaining a reduced visual profile. The juxtaposition of materials and forms creates a clear hierarchy and helps minimise the overall impact of the development on the Green Belt.
Despite the site’s designation and the history of refusal, E3 Architecture successfully secured full planning approval for the scheme. The project demonstrates how a carefully balanced mix of traditional and contemporary architecture, supported by a robust understanding of Green Belt policy, can deliver a high-quality family home that preserves openness, responds sensitively to its context, and meets modern living requirements within a highly constrained planning environment.
