The project involves the refurbishment and sensitive re-use of the Fox & Grapes public house, a long-established building with recorded activity on the site dating back to the 18th century. Positioned along the A64 within the Green Belt, the building has evolved incrementally through a series of extensions and alterations, many of which have eroded the clarity of the original structure. The proposal responds to this layered history by focusing on repair, enhancement, and rationalisation rather than wholesale redevelopment.
The design approach prioritises the retention and improvement of the road-facing elevation, which remains the most architecturally and historically significant part of the building. Works here include careful refurbishment, improved fenestration, and the restoration of stone detailing, reinforcing the building’s presence and legibility along York Road. In contrast, the rear of the site—characterised by later, lower-quality additions—allows for a more pragmatic response, with the former play barn retained and reworked using simple, robust materials informed by the site’s semi-rural context.
A new single-storey entrance and internal reconfiguration improve accessibility and circulation, enabling the disparate parts of the building to function as a cohesive whole for the first time. Back-of-house areas, kitchen support spaces, and servicing are rationalised to address long-standing operational constraints, while energy efficiency upgrades improve the building’s performance and longevity. These interventions are deliberately measured, avoiding unnecessary increases in mass or footprint.
Externally, the scheme re-uses existing hardstanding and introduces landscape enhancements that improve amenity, definition, and visual quality without suburbanising the site. Developed in line with Green Belt policy, the proposal preserves openness while delivering clear benefits in terms of visual improvement, usability, and economic viability. Overall, the project seeks to secure a sustainable future for the Fox & Grapes through a careful balance of conservation, adaptation, and restraint.
