E3 Architecture successfully obtained both full planning permission and listed building consent for a prestigious mixed-use development located in the heart of Leeds City Centre’s Conservation Area, central to the city’s vibrant nightlife and commercial districts.
Analyzing the existing structure of the Grade II Listed building was essential to revitalize it through sympathetic redevelopment, coupled with modern and creative interventions. Our proposals received the support of the Leeds Planning Authority and were praised by the Leeds Civic Society for our Heritage Appraisal.

The plans included a stunning curved glazed structural canopy and fabric alterations to create an impressive new lower ground floor entrance from East Parade. We also proposed a complete refurbishment of both the East Parade and Park Cross Street elevations, along with new signage, striking lighting concepts, and sensitive modernization. Non-historical structures in the central portion were demolished to create one of the largest private terraces in the area.
The proposal carefully navigated complex regulations regarding capacity and fire safety to maximize the use of space, enabling a full basement nightclub, restaurant, and office area.
