Grade A Offices within a Listed Warehouse
33 Park Cross Street, Leeds is a Grade II listed conversion of a former 1950s warehouse, located within the Leeds City Centre Conservation Area. The project required a careful balance between preserving the building’s historic character and introducing a contemporary identity appropriate for modern commercial use. Particular attention was given to the constraints of the listed status, ensuring that all interventions were both sensitive and reversible where required.
The existing street-facing elevation was comprehensively reworked to establish a stronger architectural presence. The original façade was reimagined through the introduction of crisp aluminium window surrounds, providing a refined contrast to the retained brickwork while clearly expressing the building’s new use. A discreet additional storey was incorporated, carefully proportioned and detailed to sit comfortably within the existing streetscape, including the Grade I listed John Carr Town Hall and conservation context.
Internally, the building underwent a full transformation into high-quality Grade A office accommodation. The layout was reconfigured to maximise natural light, flexibility, and spatial efficiency, with exposed services and contemporary finishes used to reference the building’s industrial origins. New cores, services, and circulation were integrated seamlessly to meet current standards for comfort, performance, and compliance.
The completed scheme delivers a modern workplace environment while respecting the historic fabric and urban grain of its surroundings. The project demonstrates how considered architectural intervention can extend the life of a heritage asset, allowing it to meet contemporary commercial demands while contributing positively to the character of Leeds city centre.
