A Luxurious private hospital set within a Grade II listed Estate
The Grade II listed Red Hall Estate is a significant heritage asset dating back to the mid-1600s and represents one of the earliest surviving examples of red brick architecture in Yorkshire. Having most recently been used as office accommodation, the estate has suffered from a period of neglect and now requires substantial investment and sensitive restoration to secure its long-term preservation, enhancement, and continued viability.
Planning permission has been granted for the conservation and adaptive reuse of the Grade II listed Red Hall House, alongside the construction of a new 6,500 sq ft annex. The completed Leeds Private Hospital will provide a full day-case facility, including five treatment rooms, two operating theatres, four examination and consulting rooms, and associated support spaces. The new accommodation has been carefully designed to integrate contemporary, sustainable medical technologies within the historic setting of the estate.
The proposals make considered use of the existing building fabric and areas of limited historic value to deliver a design that prioritises patient experience, comfort, and discretion. The historic room layout has been sensitively adapted to create a clear and intuitive patient journey, ensuring a smooth flow from arrival through treatment, recovery, and departure while respecting the character of the listed building.
Internally, a carefully curated environment has been created through the use of high-quality materials, lighting, artwork, wayfinding, and bespoke detailing, establishing a calm and reassuring atmosphere. E3 Architecture worked closely with the client, local planning authority, and key stakeholders to deliver a cohesive vision that safeguards the integrity of Red Hall while securing its future as a sustainable healthcare facility, providing long-term social and economic benefit to the wider Leeds area.
